Glulam Beam Replacement

The project addressed extensive damage to a 9.25" x 30", 52-foot-long glulam beam caused by water exposure and snow load. CMRS Solutions managed all aspects, including load removal, custom support post design, engineering, fabrication, and installation, shoring design and setup, beam replacement, and roofing deck and membrane installation. This end-to-end approach ensured the structural integrity and long-term durability of the restored framework.

Beam water damage failure

Roof snow removal and water pumping to reduce beam load

Temporary post designed, fabricated, and installed to support roof during replacement process

Beam shoring and structural support

Beam seats were cut at multiple locations, with the ends shaped to match the roof slope and trimmed to the appropriate length, followed by color-matched staining for a seamless finish

Beam removal and installation from the roof

The beam rot was not visible from the ground floor during building inspection due to ceiling tiles covering the upper half of the beam. Roofing is the most critical element of your building to protect your investment.

Beam installed and shoring removed

Roof decking repair and install

Roof membrane installation and completion

Interior insulation and ceiling panels restored
